Once you have instructed the estate agents to put your property on the market, the legal process of selling is relatively straightforward.
- We will ask you to complete some standard forms about your property. We will then prepare the contract and liaise with the purchaser's solicitors on all matters up to exchange of contracts and finally completion. If you are also buying we will, if required, tie-in your purchase with your sale.
- If you have a mortgage, we will contact your bank/building society and obtain a redemption figure. Most banks/building societies no longer hold your deeds and if they are in your possession, we would ask that you forward the same to us as these will be required to be handed to your buyer’s solicitors on completion and may contain documents which need to be handed to your buyers solicitors to sell your property.
- On completion of your sale, we will repay your mortgage, estate agents fees and also deduct our charges. If you do not have a related purchase and there is a balance due to you, this will be paid to you on completion.
